Just What Does the Board Do?

We're glad you asked! First everyone on the board is a volunteer. We receive absolutely nothing for what we do. We do it because we're trying to keep things simple and make our subdivision the best that it can be.
One of our jobs is to protect the investment of all property owners. We have been asked by our members to enforce the CC&Rs and to ensure that when someone is ready to sell their lot, that they can get the best return on their investment.
Your association board attends Kane County Commission meetings on your behalf to work on the issues that property owners have requested help with. Also, three times in the last 2 years the association has hired off-duty Kane County deputies to patrol the subdivision for speeders - including contractors and ATV riders.
The Board listened to members regarding the dust hazzard on our roads. Since 2003 money has been put aside to put Calcium Chloride on ALL the roads in our subdivision.
Other Tasks include:

**distribution of welcome packets to new property owners.
**cleaning the parking area where the trash dumpsters are located.
**publish 2 newsletters per year.
**installation of the Bulletin Board to disseminate information to property owners and time to update information posted there.
**established an association phone number and installation of an answering machine. We receive over 100 messageseach year and a board member answer each one.
**spend time with an attorney to make sure we are always complying with the law.
**work with the Cedar Mountain Fire Protection District to notify property owners of heightened fire restrictions.
** established a representative on the Cedar Mountain advisiory Council.
**keep a data base of all property owners to facilitate communication.
** answer all letters addressed to the association.
**update and amend Association Bylaws.
**update and amend the Articles of Incorporation.
**update and amend the CC&Rs.
